How long does the appeal process take?
The timeline varies depending on the type of appeal. If we have gathered sufficient information and built a strong case, the process can take as little as three months. However, the Valuation Office Agency (VOA) may take up to 12 months for the revaluation stage. Rarely, appeals may take longer due to specific circumstances.
What input is required from me?
Once you appoint us as your agent, we handle most of the work. However, you can help by:
Providing a copy of your most recent business rates bill and property floorplans.
Assigning us as your business rates agent via Government Gateway.
Informing us about any structural changes or external factors affecting your trade.

Is there any risk of my rates increasing?
We conduct a thorough risk assessment before proceeding with any appeal. If there’s a risk of your rates increasing, we won’t move forward with the case. To ensure your protection, we carry indemnity insurance, although we’ve never had to use it.
Can you help if I’m moving properties soon?
Yes. If an appeal is submitted before your move, you can still receive a rebate while you remain liable for the property. As long as we can survey the site before your relocation, our work can proceed as usual.
When do I pay for your service?
We charge once the VOA acknowledges your appeal as a valid case to answer. Unlike companies that operate on a no-win-no-fee basis and charge 30 to 50 percent on completion, we believe in providing value early in the process to ensure a transparent and professional experience.
Do I have to pay anything upfront?
No upfront fees are required. Our charges only begin after the VOA confirms the validity of the appeal.
I have multiple properties. Will this affect the appeal timeline?
Each property’s appeal is handled individually. You may see savings for some properties before others, depending on the complexity and circumstances of each case.
Can I attempt to get a reduction myself?
Yes, you can represent yourself. However, without a thorough risk assessment and expertise, you risk your rates being increased, potentially backdated to the start of the rating period. Additionally:

At Business Rates & Valuations Ltd, we emphasize transparency and dedicated service. Each client is assigned an account manager for consistent communication throughout the process. We charge only after the VOA acknowledges the appeal, avoiding hidden fees or misleading terms.
How long is the contract term?
Our contracts align with rating periods. For instance, the current period runs from April 1, 2017, to March 31, 2026. We aim to secure savings for the current and upcoming periods.
Do you have access to my savings?
No. Any rebate or refund from the council is deposited directly into your account.
Who regulates your work?
Our surveyors are regulated by the Royal Institution of Chartered Surveyors (RICS), a globally recognized body that enforces the highest professional standards. You can view our RICS accreditation here.
How does Government Gateway setup work?
To act on your behalf, we need to be assigned as your agent via Government Gateway. If you don’t already have an account, you can create one on GOV.UK.
Should I continue paying my business rates while appealing?
Yes. It’s a legal obligation to pay your business rates on time. If we secure a reduction, you’ll receive a rebate for any overpaid amounts.
